Step 1: Initial Consultation & Market Analysis & Pricing Strategy

We'll meet to discuss your goals, timeline, and expectations for the sale.
ā— I'll conduct a comprehensive market analysis to determine the best listing price for your home. We will carefully review comparable properties that are currently on the market, under contract and recently sold as well as the latest market conditions (months of available supply, mortgage rates…). This will help us determine the optimal asking price that will generate a strong response from potential buyers.
ā— You'll receive a detailed report outlining market trends, comparable properties, and pricing strategies.

Step 2: Prepping for Success

With a complimentary consultation with my stager we will collaborate on a personalized pre-sale preparation plan to maximize your home's appeal.
ā— This might include decluttering, staging, minor upgrades like paint, new light fixtures, deep cleaning. We will come up with a list of recommendations ranked by priorities and only implement what you are comfortable with. We focus on return on investment for all our suggestions.
ā— We have access to RealVitalize which is a program offered by Coldwell Banker that allows you to pay for the improvements at the closing.

Step 3: Start Trusted Providers

I will connect you with my network of trusted professionals for any necessary repairs or improvements, this includes stager, plumber, painter, electrician, handyman, carpet installer, mover and any other service providers I have worked with for over 15 years.

Step 4: Marketing & Showcasing Your Home

I'll create captivating online and offline marketing materials that showcase your home's unique features.
ā— This includes professional luxury photos, videos, and virtual tours.
ā— The online campaign will include: pre market launch on Top Agent Network, social media, email blasts, dedicated property website, brochures and mailer campaign.
ā— The listing will be featured on my website, all syndicated real estate sites, including Zillow, Homes, Trulia, Real Estate Agent.
ā— We'll schedule strategic open houses, including Coldwell Banker/Hammond agent preview, Neighborhood open house, general broker open house, weekday commuter and weekend open houses and private showings to attract qualified buyers.
ā— I will report back to you regularly after open houses and showings to share honest feedback from potential buyers and keep you updated on the latest market conditions.

Step 5: Offers & Negotiations

I'll carefully review and present all offers, analyzing terms, contingencies, and overall financial strength.
ā— I'll guide you through the negotiation process, ensuring you receive the best possible price and terms.
ā— We'll work together to counter-offer, address contingencies, and reach a mutually beneficial agreement.
ā— My goal is to achieve the highest possible price and limit the risks for my clients.

Step 6: Closing & Beyond

I'll manage all paperwork, liaise with all parties involved, and ensure a smooth closing experience while meeting all necessary deadlines.
ā— I'll guide you through the final steps, including inspections, appraisals, and title transfers. I will prepare a list of comparable recent sales to guide the appraiser.
ā— I will coordinate with the fire department to schedule the final inspection to obtain the smoke and carbon certificate and schedule the final water, sewer, oil, readings.
ā— Even after the sale, I'm here to answer any questions and connect you with helpful resources for your next move.

Real Estate Transaction Timeline

DAY 1: Offer to purchase

DAY 1-7: Home, pest, structural inspection

Day 5-14: Purchase and Sale Agreement is signed. Deposit put in escrow account.

Day 7-14: Mortgage application is complete and submitted with the lender.

Day 30-45: Mortgage commitment is issued.

Day 30-60: Closing

Note that these are general guidelines but they can vary greatly depending on the buyer and seller circumstances and what is agreed upon between parties.
